Update From Nolen

After what felt like two straight weeks of rain, I'm so grateful to finally be seeing some sunshine again May was an incredibly busy month filled with showings, offers, negotiations, events, and meeting lots of new fabulous people It was one of those months that seemed to fly by, but for all the best reasons! Outside of real estate, I've been continuing to work on myself behind the scenes and studying for something pretty exciting that I'm hoping to share more about soon! I've also been trying to enjoy life one day at a time and appreciate what each day brings. Of course, Love Island is back on which means summer has officially arrived!! PLUS, The Real Housewives of Atlanta AND Rhode Island airing at the same time, Peacock is truly doing the Lord's work right now I've also had the chance to try a few new restaurants recently, including one that I'm sharing below! Anywho, let's get into this month's note!

What's Going on in the Market?

The Atlanta market continued to gain inventory in April, creating additional opportunities for buyers while maintaining steady pricing. The median sales price rose to $436,000, while the average sales price reached $564,500. Active listings climbed to more than 19,200 homes, and month's supply increased to 4.4 months, giving buyers greater selection heading into the summer season. New listings remained strong at nearly 9,700 homes, while total sales approached 4,900 transactions. Overall, the market continues to move toward a healthier balance, offering buyers more choices while well-priced and properly prepared homes remain in demand.

Across Central Florida, the market remained stable in April with healthy inventory levels and consistent buyer activity. Active listings totaled nearly 74,800 homes, while new listings surpassed 23,200 properties, reflecting continued seller participation. Pending sales remained strong at over 20,800 transactions, and more than 16,300 homes closed during the month. The average sales price increased slightly to $472,707, while months of inventory rose to 4.6, supporting a more balanced market environment. Overall, buyers and sellers continue to benefit from steady activity and improved market conditions compared to the highly competitive pace seen in recent years.

Alrighty, that's a wrap for this month's note! Looking back, May was a busy and productive month, and I'm hoping to carry that same momentum into June.
